Booking update (12:36), 6 May 2026)
Xior is unfortunately not able to fix their new booking system today and will therefore continue using their current booking website.

Please note that the booking process is slightly different from what was previously described on our website. We have updated the information, so make sure to check this carefully.

We strongly recommend that you read the section “Registering: when and how?” carefully, so you are well prepared for the booking process.

You can already create an account on the Xior booking website now. From Wednesday 6 May at 13:00, the available apartments will be published and bookings will open.

Booking update (14:15, 4 May 2026)
The Xior booking will be postponed to Wednesday 6 May at 13:00 CEST. At this time, the booking process will start and the booking link will be published on this website. We sincerely apologise for the inconvenience this has caused. We appreciate your patience and understanding during this situation. This is the confirmed booking time. We will only post further updates if absolutely necessary. Thank you for your patience and understanding.

Booking Update (09:55, 4 May 2026)
The new Xior booking system is currently not yet ready and the 10:00 AM launch is unfortunately not possible. This applies to all applicants, so no one will miss out due to this delay. We will announce the new booking time as soon as the website is ready and share the correct booking link here. This page will be kept updated.

XIOR Student Housing offers a modern 8-floor residential building located next to Erasmus University Rotterdam’s Woudestein campus. The building features 280 fully self-contained studio apartments, each with a private bathroom and kitchen.

Erasmus University has reserved 259 studios exclusively for first-year international bachelor and (pre-)master students. XIOR manages the entire process, from reservations to payments. While EUR is not directly involved, we stay in close contact with XIOR to ensure quality housing and service.

The booking at XIOR for the academic year 2026-2027 will start on:

You don’t need a booking code for booking and EUR reserved studio at Xior!

Registration/ preparation:

In preparation for the start of the booking on Wednesday 6 May 2026 at 13:00 CEST , we advise you to register with Xior before then. You can do this today and save time when booking an apartment. Register here.
After filling in your email address, password, accepting the general provisions and clicking on the create button you will receive an e-mail. This e-mail will contain a link. By clicking on the link, you will verify your account.
Read already the steps below about the booking process and make sure you have the following information by hand when you start a booking on Wednesday 6 May:
1. Your banks BIC code. BIC stands for Bank Identifier Code (also sometimes referred to SWIFT-BIC) and is used when transferring money between bank account to bank account. If you don’t know this code you can look it up on the website of your own bank;
2. Credit card;
3. Passport number.

Booking:

As of Wednesday 6 May 2026 at 13:00 CEST (Dutch time) go to www.xior-booking.com and filter on Rotterdam. You will see all the available accommodation in Rotterdam.
If you want to book an apartment, click in the advertisement on “Book now!”. When you have already registered at Xior you can log in with your email address and password.
Don’t have a login? Click here to register and create an account.
Next you will have to fill in the registration form within 15 minutes. Keep the following in mind:
1. The field BSN-number (Dutch Social Security Code) is optional. If you don’t have this number, you can leave this field empty.
2. The field BIC is a required field. BIC stands for Bank Identifier Code (also sometimes referred to SWIFT-BIC) and is used when transferring money between bank account to bank account. If you don’t know this code you can look it up on the website of your own bank.
3. Also for you convenience Xior gives you the options to buy some packages (kitchen/bedding). The packages will be waiting in your apartment on the day of arrival. Check the box of each package you want to order.
4. When you have completed the form you hit the Send button.

Pay registration Fee:

After you have send the registration you will receive an email and will be asked to pay a registration fee of € 25,-. This fee is obligated and also non-refundable!
You’ll have 15 minutes to pay the € 25,- registration fee before the offer expires. You can pay the fee with iDeal (with a Dutch IBAN number), by credit card (MasterCard, Visa, American Express) or via PayPal.
After paying the fee, you will receive a confirmation e-mail. Make sure to also check your Spam box if you haven’t received a message within a couple of minutes!
Your request will be processed and XIOR and EUR will verify that you meet the criteria and are eligible to rent an apartment at XIOR.
After approval you will receive another email to go to the portal to sign the contract digitally and pay the down payment. See the amounts in the topic “Rates and rental periods” below.

Rates

At Xior, you can rent apartments in the ‘inner circle’ and ‘outer circle’ (see photo album below). All units come fully furnished and include services, utilities, internet, and more.

Below you can find an overview of the average monthly rental prices for the most affordable and most expensive rooms at Xior and the average rental price:

Municipal taxes

If you rent a room, apartment or even a house it does not matter if you are a student or not a student, because every new year the letters regarding municipality taxes land on your doorstep. Multiple institutions charge these municipality taxes and therefore, these letters can be confusing. So, which institution charges what, what do you pay them and what is it that they do with your money?

There are two kinds of organizations that charge you with municipality taxes:

City Council Rotterdam (in Dutch: gemeente Rotterdam).
Regional Tax Group (in Dutch: Regionale Belasting Groep).

Rental period

Xior has fixed rental periods. For 2026-2027 the fixed rental period is:

Friday 7 Augustus 2026 until Monday 2 August 2027

Studio equipment

Curtains, wardrobe with shelves and desk with chair
Kitchen with 2 ceramic hobs, combo microwave, kettle and fridge with freezer
Bathroom with shower, toilet and sink
Bed (120x210cm) with mattress and cover and 2 storage drawers.

Furthermore, all apartments are equipped with electronic locks and a high speed internet network, just bring your own router.

Also for your convenience Xior gives you the options to buy some at https://webshop.xior.be/ . Here you can purchase kitchen utensils, routers and bedding. The studio does not come with these items. The packages will be waiting in your apartment on the day of arrival. Check the box of each package you want to order.

Communal areas

Within the building a launderette is provided where you can wash and dry at a fixed compulsory fee and a study room. Laundry facilities are free to use and part of your monthly rent. Please bring your own detergents. There is a central collection point for household waste outside and the communal areas are cleaned twice a week. The building has several stairs and two lifts.

Rent benefit

Municipal registration

It is mandatory to register that you live at your new address at the municipality (Gemeente Rotterdam). Every resident must register. Read more about this on our website: Registration in the Netherlands

Pets are not allowed unless you received an official letter from a Dutch physician for a support animal.

The apartments at XIOR will be booked based on first come, first serve. Before applying take note that you have to meet the following criteria:

You are going to start your first year and study at EUR;
You don't have the Dutch nationality (a dual-citizenship including the Dutch nationality means not eligible);
You have not completed your prior education in the Netherlands, and you currently live abroad;
You are (conditionally) accepted to your study programme;
You are not older than 30 years.*

*If a student is 30 years old at the start of the academic year, they remain eligible. However, if they turn 31 before the academic year begins, they are not eligible.

If you have to cancel your tenancy agreement at XIOR you can do so according the below mentioned terms.

Situation	Cancellation
After booking and 1 month before the start of the tenancy agreement	Your complete down payment will be refunded minus the administrative costs (€75) and the non-refundable registration fee (€25)
Within 1 one month before the start of the tenancy agreement.	Cancellation is not possible anymore but only in exceptional cases. Xior and EUR will process each case individually.
