Erasmus University has reserved 19 stylish studios and city apartments exclusively for first-year international bachelor and (pre-)master students. Managed by Properbee, the property manager, the process — from reservations to payments — is smooth and worry-free. While EUR is not directly involved, we work closely with Properbee to ensure quality housing and service.

Located at Hoornbrekerstraat 22–54, this fully renovated post-war industrial building combines modern design with authentic character. Set in one of Rotterdam’s most vibrant neighborhoods — just behind the lively Witte de Withstraat, at the foot of the iconic Cooltower, and within walking distance of the Euromast park — you’ll enjoy the perfect mix of culture, cafés, and green spaces: the ideal balance between city energy and relaxation.

Currently, 3 apartments are available from 1 September and 2 from 1 October 2025, all ending 31 July 2026. Apartments are designed for single-student use, but partners may also live together as a couple (not friends). Availability is limited, so early application is advised.

When:
You can register your interest starting now. The registration form is available online and can be filled in immediately. We recommend signing up as soon as possible.

How:
To register, simply fill in the online form to indicate your interest in booking a room at Hoornbrekerstraat. After submitting the form, we will contact selected students by email within 2 working days.

Please note:

Registration does not guarantee an apartment.
Apartments will be offered on a first come, first served basis.

Step 1: Show interest

Fill in the interest form on our website. Only students who meet the allocation criteria will be selected.
If you are not selected, you will not receive an email.

Step 2: Booking

After you have filled out the form and have been selected we will send you an email that we have shared your contact details with Properbee
After confirming availability, Properbee will send you a reservation e-mail with instructions.
Reservation form must be signed and returned within 48 hours
Keep you ID nearby because they will need a copy of this.

Step 3: Payment

After confirmation, Properbee issues an invoice for the deposit and first month’s rent
Payments are made by bank transfer (international transfers accepted)
Once payment is received, your booking is secured

Step 4: Signing the contract

Rental agreement is sent digitally and must be signed before arrival
After signing and payment, your accommodation is guaranteed

Step 5: arrival

On arrival, keys can be collected at the Properbee office or directly at the location (details by e-mail).

Rates

Monthly rent range (all-in, including service costs, utilities, internet, furnishings):

• Minimum €1.285,-
• Maximum €2.175,-

The exact rent depends on apartment size and type (ground floor, upper floor, mezzanine, Velux balcony).

One-time fees:

Security deposit €1.500,-
Final cleaning €175,-

Rental periods

1 September or 1 October 2025 - 31 July 2025

Please note that the rental agreement cannot be extended or terminated early.

Designed with international students in mind, all units combine smart layouts with high-end finishes:

Ground floor apartments (approx. 50 m²) with private street entrances – your own city loft experience;
Upper floor apartments (from 35 m²) with mezzanine bedrooms overlooking the living areas;
Velux Cabrio roof windows that fold open into small balconies, creating private outdoor spaces;
Fully insulated apartments with modern kitchens, sleek bathrooms, and quality finishes.

Occupancy
Apartments are designed for single-student use. However, students who wish to move in together with their partner may also live in the apartment as a couple. Please note: this option is only available for partners, not for friends.

Each apartment is fully furnished, stylish, and ready to move in:

Curtains, wardrobe with shelves, and smart storage solutions
Comfortable sofa, smart TV with TV cabinet, dining table with chairs
Private kitchen with induction hob, combi oven-microwave, extractor hood, fridge with freezer, and sink
Private bathroom with shower, toilet, and sink
Bed (minimum 160x200 cm) with mattress
Washer-dryer machine in every apartment – no shared laundry
Private Ziggo internet and TV connection, installed and ready to use
Optional linen and kitchen package (bed and bath linen, cutlery, plates, and glasses) available on request
Selected apartments with mezzanine sleeping areas
Top floor units with Velux Cabrio roof windows opening into small balconies

Applications are first-come, first-served. Students must meet the following criteria:

Starting first year of study at Erasmus University Rotterdam
No Dutch nationality (dual citizenship with Dutch nationality not eligible)
New to the Netherlands (not previously educated here, currently living abroad)
Conditionally or fully accepted to a study programme at EUR
Not older than 30 years at the start of the academic year*

*Students who are 30 at the start remain eligible. Students turning 31 before the start date of the tenancy agreement are not eligible.

More than 1 month before tenancy start

Full refund of both the down payment and the deposit.

Within 1 month before or after the start of the tenancy agreement

Cancellations are generally not permitted.
Exceptions may be considered in exceptional circumstances, such as visa refusal or study cancellation. Each case will be reviewed individually by Properbee in coordination with Erasmus University.

These apartments are reserved exclusively for first-year international bachelor and (pre-)master students at Erasmus University Rotterdam. Applicants must:

Yes, but only with a partner. Friends are not allowed to share an apartment.
