Fairland studios Vlaardingen

In December 2022 Gapph Real Estate expects to open the second phase of the Fairland Studios in Vlaardingen.

Close to bustling Rotterdam – in the up-and-coming Vlaardingen area – this complex will contain 318 studios, each approximately 27m². Comfortable living spaces for a fair price. Conveniently located in an area with all kinds of useful facilities, within a pleasant neighbourhood community.

Vlaardingen is a city in the area of South Holland. It is also a municipality with a population of around 70,000 people. The city in itself is quite a green city and with its old harbor, docks and regular festivals you will never be short of something to do.

Fairland Vlaardingen is located in District U, a newly developed area alongside the River Maas. District U offers everything those living here could wish for. Spaces to live, work, exercise and meet people. It’s well-connected too, with public transport within walking distance that gets you within 35 minutes to the Erasmus University or to the beach in Hoek van Holland within 15 minutes.

Also there is a Hoogvliet supermarket and Action convenience store within a 10 minutes’ walk from Fairland Vlaardingen.

Their unique design consists of former sea containers which has been transformed into bright studio apartments. The studios are each approximately 27m2 and are fully furnished, complete with kitchen, shower and toilet and even a private balcony!

The communal space includes a laundry where residents can wash and dry clothes for a small fee. Need somewhere to park your car, bike or (shared) scooter? This is all taken care of! Furthermore, Fairland Vlaardingen offers a number of nice spots to enjoy being outdoors, together wit the neighbors.

Rental price
The all-inn rental price is € 740,-*. Which also includes utilities and internet up to 1Gbps.
You can also apply for rent benefit which will even lower your monthly rent.
*Tenants younger than 23 years old may qualify for a discount.

What is not included in the rental price?
From the Regional Tax Group (Regionale Belasting Groep) you will receive, on behalf of the Municipality Vlaardingen, bills for the following municipality taxes:

Trash taxes (Dutch: afvalstoffen heffing)
Water board taxes (Dutch: watersysteem heffing & zuiverings heffing).

Each resident with an own household will have to pay these taxes in the Netherlands. The costs will be around € 30,- per month for each bill.

Rental period
You will receive a tenancy agreement for the maximum duration of 2 years. If you decide to move out within those 2 years, you have a notice period of 1 month.

After you send in your registration, Gaphh will contact you by phone for a screening.
When you made it through the screening you will be invited for a visit on the location of Fairlands Vlaardingen.
You will receive the contract in advance, including a cost overview. Take extra costs into account: deposit (one month’s rent), administration costs and the mandatory purchase of the fire prevention package.
During the visit, it will be checked whether you will be allocated the house. You then digitally sign the contract and pay the first costs per card.
You will then receive the keys to your temporary home.
